Help Spread the Word: Habitat for Humanity Starter Homes

Habitat for Humanity of Northern Arizona is now accepting applications for the next 10 Starter Homes at Timber Sky. This program provides an opportunity for qualifying local families to pursue affordable homeownership while building stability and a place to call home in our community.

If you know someone who may benefit from this opportunity, please help spread the word! Applications are now open, and interested applicants can learn more about eligibility, the homeownership process, and how to apply through Habitat for Humanity of Northern Arizona.

This Application cycle is scheduled to end October 14th, 2026.


Wildfire Prepared Home: Turning Wildfire Science into Action

Wildfire Prepared Home is a science-based designation program from IBHS that helps homeowners reduce wildfire risk through proven mitigation actions and third-party verification. 

Most homes ignite from wind-blown embers, not the large wall of flames. These embers can travel more than a mile ahead of a wildfire and collect in vulnerable areas around structures such as vents, gutters, mulch beds, against fences, against the foundation, and above decks.

During large wildfire events, homes may have to withstand ember storms and wildfire conditions when firefighting resources are stretched thin or overwhelmed. Preparing the home and surrounding property ahead of time can significantly reduce the risk of ignition. 


Early Real Estate Sales Alert System

The Arizona Department of Real Estate announces the launch of the Early Real Estate Sales Alert System. This Deed Fraud Prevention tool will assist all real estate licensees with protecting and promoting their client's interest. 

By serving as a proactive early warning system, the Early Real Estate Sales Alert (ERAS) helps safeguard property owners by notifying them of pending transactions before they are finalized and recorded. This state-of-the-art resource provides an essential layer of security to protect Arizona property owners and purchasers from the devastating legal and financial consequences of deed fraud.

Real estate licensees can actively support fraud prevention, and best protect and promote their client's interest, by utilizing the voluntary, no cost ERAS Transaction Form with their clients during escrow. Once signed by both the buyer and seller, this simple form authorizes the escrow officer to transmit key transaction details, including the seller's name, property address, and assessor parcel number (APN), to the alert system. If a transaction matches a registered property, the person registered receives an automatic text and/or email notification, allowing them to notify ADRE if they suspect fraud. 

ADRE encourages all real estate licensees to help raise awareness and invite their past and current clients to register their residential, commercial, vacant land, agricultural, or other real property for free at earlyalert.azre.gov. To better protect you should also encourage property owners to register for alert services with their local county Recorder's office.

8.24.4 Virtual Staging and Digitally Altered Photographs

(a) Primary Photo Enhancement: The first (primary) listing photo may be a digitally enhanced image without including the "Digitally Altered" watermark. If the first photo has been digitally enhanced, the second photo slot must contain the original, unaltered version of that exact same image.

(b) Permitted Alterations — NO Disclosure Required. Standard photographic clean-up that does not change the physical characteristics of the property includes: • Color Correction: Adjusting white balance and saturation to match the actual look of the room • Virtual Decluttering: Removing existing furniture or personal items • Brightness/Contrast: Adjusting exposure to compensate for low light • Sky Replacement: Changing a gray/cloudy sky to blue (provided property's lighting remains realistic) • Sharpening: Basic image clarity improvements

(c) Prohibited Alterations — Strictly Forbidden. Any change that hides a permanent defect or misrepresents the environment includes: • Removal of Permanent Fixtures: Removing power lines, telephone poles, water towers, or neighboring buildings • Hiding Damage: Digitally repairing foundation cracks, water stains, mold, or broken windows • View Modification: Inserting a view not visible from the actual property • Structural Modification: Digitally removing walls or pillars to make a space appear larger NAAR MLS Rules and Regulations | Revised August 2026 14

(d) Disclosure & Labeling Requirements. If any photo falls under Permitted Alterations, the following three steps must be taken: • On-Image Watermark: A clear, legible watermark in the left corner (e.g., "Digitally Altered") • Sequential Posting: The original, unaltered photo must be uploaded immediately following the altered version • Public Remarks: The listing description must include a statement such as: "Some photos in this listing have been virtually staged or digitally altered to show property potential"

Note: Violation fines collected by NAAR are used to fund community support activities. NAAR does not benefit from MLS fines and would like to see the number of fines reduced!
