Thank you to everyone who joined us for NAAR’s 2026 Installation of Officers and Directors. We enjoyed a memorable evening at the iconic Lowell Observatory, celebrating our community, honoring our colleagues, and recognizing the strong leadership that continues to guide our Association forward.

We also want to recognize her efforts in strengthening our engagement and community partnerships from helping launch the Beyond the Sale podcast to supporting the continued elevation of our work and the standards we uphold. Arizona’s Real Estate Network Just Got Stronger

As you know, the Northern Arizona Association of REALTORS®, Prescott Area Association of REALTORS®, The Multiple Listing Service of Southern Arizona, and the White Mountains Association of REALTORS® have joined together in a new datashare partnership, connecting more than 11,700 subscribers across the state. This collaboration provides broader access to listings and represents an important step toward more unified, data-driven service for our members.   • Thursday, January 15, 2026: MLS access deactivated for all unpaid members.

Nondeductible Portion Of AAR And NAR Dues

Compliance with the Tax Reform Act of 1993 requires that the portion of dues attributable to lobbying and political activities at the Local, State and Federal levels of government be considered nondeductible for income tax purposes. 

Arizona REALTORS®: The 2026 Arizona REALTORS® dues have been approved at $175.00 per member. The nondeductible portion of the 2026 dues is $0 pursuant to the IRS lobbying expense formula and $175.00 will be deductible for member income tax purposes.

National Association of REALTORS®: For 2026, with dues at $156 per member, NAR computes 35 percent or $55 to be nondeductible for the member's income tax purposes due to NAR lobbying efforts. Please note that the entire $45 special assessment qualifies as fully deductible.

In addition, contributions (including member dues) to NAR are not tax deductible as charitable contributions. However, they may be tax deductible under other provisions of the Internal Revenue Code.

Updates to the Arizona Administrative Code

The Arizona Department of Real Estate has finalized updates to the Arizona Administrative Code, Title 4, Chapter 28. These changes will take effect on December 13, 2025.

The authenticated PDF of the Arizona Administrative Register (A.A.R.), available on the Arizona Secretary of State’s website, serves as the official published record for all rulemaking activity in Arizona. Rulemaking, as defined under the Arizona Administrative Procedure Act (A.R.S. Title 41, Chapter 6, Articles 1–10), is documented in the Register, which is organized by volume and page number. Each volume covers a calendar year and is published weekly, with page numbers continuing consecutively. The Register also includes notices of terminated rules and rules that have expired.

Insights from the Latest NAR Generational Trends Report

Since 2013, the National Association of REALTORS® has released the Home Buyers and Sellers Generational Trends Report, offering a clear look at the similarities and differences among home buyers and sellers across generations. The data in this report is drawn from the annual Profile of Home Buyers and Sellers.

This year’s survey reflects transactions completed between July 2024 - June 2025 and provides industry professionals, consumers, and policymakers with detailed insights into today’s homebuying and selling behavior. Notably, first-time home buyers fell to a historic low of 21 percent, and the median age of these buyers rose to 40. Despite these shifts, approximately nine in ten buyers and sellers worked with a real estate agent, with seller representation reaching record highs.

MLS Rules and Regulations Reminder

Upon final closing, the listing broker must change the listing to "sold" and report the correct sales price by the end of the third calendar day (72 hours) after the final closing date. Listings not marked as "sold" within 72 hours will receive a fine of "FINE LEVEL B" is assessed for failing to update the status.
