As we welcome 2026, I want to express how truly grateful I am for the opportunity to serve as your President. Being part of this association is an honor, and I’m constantly inspired by the dedication, professionalism, and heart our REALTORS® bring to Northern Arizona every single day. You support your clients, your colleagues, and our community in ways that make a real difference, and I want you to know how deeply appreciated you are.
A special thank you to our 2026 Board of Directors, as well as our Committee Chairs and Committee Members. Your leadership, time, and commitment truly make this association run. You are the engine behind our progress...your work makes the world go round, and NAAR is stronger because of you.
As always, please remember that NAAR is here to support you. Whether it’s education, advocacy, resources, or simply helping you stay connected, our goal is to make sure you have what you need to thrive. You are not in this industry alone... your association stands beside you every step of the way.

Thank You for Making This Year’s Holiday Breakfast a Success!
NAAR's annual Holiday Breakfast has long been a December tradition, and this year’s event made an especially meaningful impact thanks to the generosity and enthusiasm of our members. Together, we raised an impressive $4,576.74 to benefit Adopt a Grandparent and Flagstaff Shelter Services, along with generous donations of coats and toiletries for those in need.
Thank you to everyone who attended, donated, and helped make this year’s NAAR Holiday Breakfast such a success. Your support continues to make a positive and lasting difference in our community.
Philanthropy in Action: Building a Lasting Impact Through Affordable Housing
This year the Arizona Community Foundation of Flagstaff and the Northern Arizona Housing Fund gifted a $150,000 to Habitat for Humanity of Northern Arizona’s Starter Home Project in the Timber Sky development. This first-of-its kind partnership will ensure that a home remains in perpetuity as part of Habitat’s innovative program to provide affordable, equity-building opportunities for working families. Endowing this home with Habitat for Humanity is an investment in Flagstaff’s future. It means one more family will always have access to a safe, stable, and affordable place to live, no matter how the housing market changes. This is a permanent, tangible legacy of philanthropy in action thanks to the mobilization of the Northern Arizona Housing Fund — this is the kind of impact the fund was designed to make.
To help address the need for 40 Habitat Starter Homes in the Timber Sky community, the Arizona Community Foundation of Flagstaff launched a year-end campaign to fund a second home. $100,000 of our $150,000 goal has already been raised, bringing us closer to making another home a reality for a Flagstaff family. All contributions made now through January 15, 2026, will be leveraged towards reaching the goal.

Flagstaff’s New Housing Division and Community Engagement Opportunities
Last month, City Council officially established the City of Flagstaff’s Housing Section as a standalone Housing Division. Housing Authority and Housing Investment staff collaborated to develop a new mission statement: “The mission of the Housing Division is to address housing needs and expand opportunities for our community.”
The City of Flagstaff also expects to receive funding from the U.S. Department of Housing and Urban Development (HUD) to support the Community Development Block Grant (CDBG) program. This funding will help address affordable housing and broader community development needs. All CDBG-funded activities must meet at least one of HUD’s three national objectives:
Benefit low- to moderate-income individuals or households
Prevent or eliminate slums or blight
Address an emergency need that poses a serious and immediate threat to community health or welfare
To better understand local housing needs, the City is asking for community input through a short survey divided into three sections:
Non-attributable demographic information (responses are completely anonymous)
Community needs
Fair housing

Revisions to the Arizona Administrative Code Webpage: Now Live!
The updated Arizona Administrative Code webpage is now live and includes access to recorded webinars featuring AAR General Counsel Aaron Green, Esq., along with special guests Cathy Swann and Dena Greenawalt. Important CE Rule Update for Arizona Real Estate Licensees
The Arizona Department of Real Estate has updated Arizona Administrative Code R4-28-402(A)(1), effective December 13, to allow continuing education (CE) hours to roll over into the next license renewal period.
CE hours may now be applied to your next renewal cycle if:
They are completed after you have met the CE requirements for your current renewal, and
They are completed within 90 days prior to your renewal date.
If you complete your renewal requirements early, additional CE courses taken within the 90-day window can count toward your next license period.

Nondeductible Portion Of AAR And NAR Dues
Compliance with the Tax Reform Act of 1993 requires that the portion of dues attributable to lobbying and political activities at the Local, State and Federal levels of government be considered nondeductible for income tax purposes.
Arizona REALTORS®: The 2026 Arizona REALTORS® dues have been approved at $175.00 per member. The nondeductible portion of the 2026 dues is $0 pursuant to the IRS lobbying expense formula and $175.00 will be deductible for member income tax purposes.
National Association of REALTORS®: For 2026, with dues at $156 per member, NAR computes 35 percent or $55 to be nondeductible for the member's income tax purposes due to NAR lobbying efforts. Please note that the entire $45 special assessment qualifies as fully deductible.
In addition, contributions (including member dues) to NAR are not tax deductible as charitable contributions. However, they may be tax deductible under other provisions of the Internal Revenue Code.
In Remembrance of Passing NAAR Members
It is with heartfelt sadness that we acknowledge the 2025 passing of two longtime NAAR members, Cal McLoy and Michael Dugan. Cal and Michael were valued members of our community, and their loss is deeply felt. During this especially difficult time of year, our thoughts and sympathies are with their families, friends, and loved ones.

MLS Rules and Regulations Reminder
Upon final closing, the listing broker must change the listing to "sold" and report the correct sales price by the end of the third calendar day (72 hours) after the final closing date. Listings not marked as "sold" within 72 hours will receive a fine of "FINE LEVEL B" is assessed for failing to update the status.
Note: Violation fines collected by NAAR are used to fund community support activities. NAAR does not benefit from MLS fines and would like to see the number of fines reduced!
