Delayed Marketing Exempt Listings (DMEL) Status in Review

Please join us in recognizing the dedicated members of NAAR’s MLS Committee, who work to improve listing accuracy, streamline policies, and support transparency across our industry. Their behind-the-scenes efforts ensure that our tools and systems stay current with the fast-moving real estate market in Northern Arizona.

The committee is currently evaluating the National Association of REALTORS®’ (NAR) proposed Delayed Marketing Exempt Listings (DMEL) status. As part of the review process, they are gathering input from brokers to help determine whether this new status should be adopted locally.

Over 130 Arizona REALTORS®, along with NAAR President Michelle Linton, President-Elect Kristina Henson, and Chief Executive Officer Judy Jackson, were proud to show their advocacy strength at our nation’s Capital for the NAR REALTOR® Legislative Meetings earlier this month.

NAR Approves Clarifying Changes to Code of Ethics Standard

The National Association of REALTORS® (NAR) Board of Directors voted to approve changes to Standard of Practice 10-5 of the NAR Code of Ethics in their June 5, 2025 meeting.

The new Standard provides a specific definition of “harassment” to align with the definition in the NAR Member Code of Conduct and focused enforcement on instances in which REALTORS® are operating in their capacity as real estate professionals, in association with their real estate businesses, or in real estate-related activities.

MLS Rules and Regulations Reminder

8.6 Mandatory Submission. Broker Participants shall input exclusive right to sell or exclusive agency listings on one-to-four-unit residential properties and vacant lots located within the service area of the MLS by the end of the third calendar day after all required signatures of the seller(s) and brokers have been obtained. Submission is only required for listings within the MLS service. Listings for properties located outside the MLS service area (see section 8.8) are not required but may be input at the broker Participant’s discretion. Commercial/Industrial, 5+ Units, Business Opportunities, or Rental categories are not required to be included in the MLS Database but may be input at the broker Participant’s discretion.

For violation of this section, see Appendix A, Citable Infractions, 2.1, Listing Not Loaded Within the Required Timeframe of Start Date of Listing.
