2024 Board Highlights: A Year of Leadership, Service, and Community Impact

The achievements of the 2024 Board of Directors benefited not only our organization but also the communities we serve. Their efforts have laid the foundation for continued growth and support, with an emphasis on enhancing member benefits, supporting local initiatives, and fostering regional collaboration. Here’s a look at some of the key achievements from the past year:

1. Approved BetterHelp as a Member Benefit

In a progressive move to prioritize member well-being, the 2024 Board approved BetterHelp as a valuable member benefit. This decision gives members access to affordable mental health services, ensuring they have the support they need to thrive both personally and professionally.

2. Implemented the Coming Soon Status

Responding to the needs of our members and the market, the Board implemented the Coming Soon Status. This new feature offers real estate professionals the ability to share listings with clients and colleagues before they are officially on the market, increasing exposure and streamlining the property listing process.

3. Introduced Realist

Realist, a powerful property data platform, was introduced this year, providing our members with enhanced access to comprehensive, accurate, and up-to-date property information. This tool helps improve decision-making and provides members with a competitive edge in the market.

4. Supported 30 Kids in CASA for Kids’ Giving Tree Program

The Board’s commitment to giving back to the community was evident in its support for CASA for Kids’ Giving Tree Program. This year, they helped bring joy to 30 local children by providing essential gifts, showing the Board’s dedication to making a tangible difference in the lives of those who need it most.

5. Donated to Local Programs and Initiatives

The 2024 Board of Directors demonstrated an unwavering commitment to community welfare through several impactful donations:

  • Adopt-A-Grandparent Program: Donations were made to support the elderly, ensuring they receive the care and attention they deserve.

  • Adopt-A-Senior Program: Similarly, donations were directed to senior citizens, offering them comfort and support during the holidays and beyond.

  • Festival of Science: The Board helped fund this educational event, promoting learning and discovery in science for all ages.

  • FUSD Teacher of the Year Award: Donations were made to honor outstanding teachers in the Flagstaff Unified School District, recognizing their dedication to nurturing the next generation.

  • Realtor Relief Fund: In response to the challenges faced by real estate professionals, the Board contributed to this fund, ensuring those affected by disaster or hardship received timely support.

  • The Marley Foundation Astronomy Discovery Center Grand Opening

  • Northern Arizona Housing Foundation: A contribution was made to help support affordable housing efforts in Northern Arizona, furthering the Board's commitment to community development.

Note: Money collected from fine and late fees is used for charitable donations.

6. Ran a Consumer Awareness Campaign

Understanding the importance of consumer education, the Board initiated a consumer awareness campaign. This effort aimed to inform the public about the value and role of real estate professionals, enhancing the credibility and trust of the industry in the eyes of consumers.

7. Entered into Talks with Prescott, Sedona, and White Mountains to Form a Regional MLS

In a move that could significantly impact the future of real estate in the region, the Board began discussions with Prescott, Sedona, and the White Mountains to form a Regional MLS (Multiple Listing Service). This collaboration will improve listing visibility, provide greater access to property data, and offer more opportunities for members.

8. Endorsed City Council Candidates

The Board also took a proactive stance in local governance, endorsing city council candidates who align with the organization’s values and goals. This endorsement helps ensure that the community’s leadership reflects the interests and needs of the real estate industry and the public.

New 2025 Fair Housing Training Requirement and Fairhaven 2.0 Update

As of January 1, 2025, all REALTORS® are required to complete Fair Housing/Anti-Bias Training as part of their membership onboarding and every three years thereafter, coinciding with the Code of Ethics training schedule. This training is in addition to the Code of Ethics requirement and can be fulfilled through NAR's online courses or other approved options, such as online or classroom courses offered by local or state associations.

On January 14, 2025, NAR launched Fairhaven 2.0, an enhanced version of the popular Fairhaven simulation. This free, online resource for NAR members meets the NAR Fair Housing Training Requirement and offers a wealth of new features, including historical insights, realistic scenarios, compelling stories, award-winning videos, interactive elements, and actionable takeaways to apply to your real estate business.

BREEZE Radon Device is Suspended

It has come to our attention that the BREEZE radon devicecommonly used by many home inspectors, is currently suspended and under investigation (click button below to view spreadsheet - 2nd on list). As a result, it is not an APPROVED DEVICE for radon testing at this time.

We are sharing this information as a precaution. If you have questions, we recommend consulting with an expert in the field. 


Help Design the Future of ADUs in Flagstaff

The City of Flagstaff is seeking design proposals for detached Accessory Dwelling Units (ADUs) to be turned into a pre-approved ADU Model Plans Library. Design submittals will be accepted through February 10, 2025 at noon AZ time.

Model plans are intended to lower the barriers to construct an ADU in Flagstaff by: 

  • Reducing the cost to design an ADU

  • Making it easier to find an ADU designer

  • Making the design and permitting process simpler and easier to navigate 

  • Providing access to lower City permitting fees for model plans (compared to City fees for custom plans)

Previews of the model plans will be publicly viewable on an ADU Model Plans Library. Anyone interested in building a model plan from the Library will be able to contact the designer and pay the designer's plan reuse fee to gain access to the full plans, work with the designer to draft a site plan, and go through the building permit review process.

Flagstaff Rental Attainability Report

The 2024 Rental Attainability Report, released by Housing Solutions of Northern Arizona, provides critical data on Flagstaff's rental housing market. Between 9/20/24 and 11/05/24, the organization surveyed 56 market-rate apartment complexes comprising 10,381 units and 10 income-restricted complexes with 724 units. The findings shed light on rental availability, pricing trends, and housing challenges in our community.

This report serves as a valuable resource for understanding the dynamics of Flagstaff's rental market, helping policymakers, housing advocates, and community members address the region’s housing affordability and accessibility issues.

MLS Rules and Regulations Reminder

Remember, per our NAMLS Rules and Regulations, you have 72 hours to make a status change to a listing (i.e. active, sold, pending, PBK etc.).

Also, per our MLS Rules and Regulations, all Residential listings within the NAMLS Service area MUST have a Supra lockbox on the property, UNLESS the sellers have stated otherwise. If the sellers have expressed their desire to not use a Supra lockbox, a copy of the contract needs to be sent over the NAAR as soon as possible. 

Note: Violation fines collected by NAAR are used to fund community support activities. NAAR does not benefit from MLS fines and would like to see the number of fines reduced!
